The project
The landmark redevelopment will deliver a venue of architectural significance featuring an activated frontage across the Esplanade. The approx. 160-room, seven-storey hotel will take advantage of the site’s sweeping views across the north foreshore.
The high-end facility will include a bistro, public bar, a wellness centre and a rooftop pool deck and will retain existing vegetation on site.
Our work
Our planning, transport, urban design and waste management teams collaborated on the landmark renewal.
Our urban design team provided key built-form parameters to inform the redevelopment of the site, including landscaping opportunities, potential built-form massing, and vehicle access expressed in 2D and 3D model perspectives.
Our waste management team supplied waste design and optimisation advice and a waste management plan with a design allowing for high levels of at-source waste separation into designated streams. The hotel will embed circular economy principles into the ultimate operation by installing an organics processing unit to convert food waste generated from the restaurant, dining and pub areas into compost.
Following public consultation, Bass Coast Shire Council endorsed a DDA overlay for the Isle of Wight site.
