The landmark waterfront hotel development offers top-tier hospitality; accommodation; and amenities at this popular coastal destination.

Located at 9-10 The Esplanade, the Ise of Wight will provide a reinstated and iconic hotel and hospitality offering to the shores of Phillip Island.

The project

The landmark redevelopment will deliver a venue of architectural significance featuring an activated frontage across the Esplanade and Bass Avenue. The 160-room, seven-storey hotel will take advantage of the site’s sweeping views across the north foreshore.

The high-end facility will include a bistro, public bar, a wellness centre, function centre, retail, key workers accommodation and a rooftop pool deck and will retain existing significant vegetation on site including the historic Mortan Bay Fig Tree which anchors the site corner.

Our work

Our planning, transport, urban design and waste management teams collaborated on the landmark renewal.

Our urban design team provided key built-form parameters to inform the redevelopment of the site, including landscaping opportunities, potential built-form massing, and vehicle access expressed in 2D and 3D model perspectives.

Our waste management team supplied waste design and optimisation advice and a waste management plan with a design allowing for high levels of at-source waste separation into designated streams. The hotel will incorporate circular economy principles by installing an organics processing unit to convert food waste generated from the restaurant, dining and pub areas into compost.

Our transport team worked closely with the team to develop a well-balanced transport strategy that aligned with Council’s vision for Cowes to prioritise active travel, including cycling and walking, and to reduce car dependency and congestion in the town centre.  Our work included designing a pedestrian-friendly porte cochere treatment that doubles as an activated pedestrian laneway, a Green Travel Plan to reduce vehicle dependency for both staff and patrons and a car park that provides an appropriate level of car parking.

Our planning team further assisted from site acquisition through to ultimate development approval through both Council and State Government which included final approval of the development by the Minister of Planning.
