The Project
The Private Hospital is situated along Warrigal Road, 70 metres from Delmont Private Hospital/Warrigal Road Bus Stop. The development offers a broad range of regimes and services including substance use and addiction, aged, and general psychiatry.
The extension was planned to accommodate an extra 16 overnight beds and 10 consulting rooms in to address ongoing demand.
Our Work
The key issues facing the development centred around the appropriateness of the hospital expanding into a residential area and whether the scale of the building was appropriate within that residential setting.
The Tribunal formed the view that not only did the building appropriately sit within the residential streetscape, but its design also ensured that typical concerns for institutional uses in residential areas, such a traffic and parking, would focus this activity to the Warrigal Road front of the Hospital.
While the Tribunal formed the view that it did provide a net community benefit by virtue of bringing mental health care to the community, the application didn’t need to rely on this aspect alone to be successful as all other aspects of the proposal were appropriately designed and accommodated.
