The Project
The 906sq.m South Yarra Mixed-Use Development is situated at 189 Toorak Road, South Yarra, only 100m from South Yarra Station and a 3-minute walk from Chapel Street.
The site will be an 11-storey commercial development with three levels of retail space at the base and around 7000sq.m of office across seven levels.
Our Work
Our team worked closely with the client to establish an application strategy which included extensive pre-lodgement engagement with Council and worked collaboratively with senior officers at Stonnington to facilitate an approval via a Council meeting. This strategy saw the team engage with all departments at Council and objector parties throughout the application process.
Our planners, in collaboration with the extensive and experienced project team, were able to facilitate an amended permit which approved a 10m uplift in approved building height through the revised scheme that sought to convert the mixed-use residential scheme to a mixed-use commercial and office development.
The amended permit was granted through Council and leveraged off the client’s project brief to deliver a building of both architectural and ESD excellence. Skidmore, Owings & Merrill, as lead architect, was integral to achieving this outcome.
The significance of Council’s approval was apparent in the amended proposal’s brief allocating zero parking spaces. The team was able to advocate this outcome to Council based on the significant bike parking and end of trip facilities offered and the strategic location of the site within proximity of South Yarra Train Station and fronting Toorak Road where the justification for a zero parking development that promotes sustainable transport principles was accepted by Council.
