The Development
The new serviced apartment building and childcare centre has landscape architecture provided by John Patrick, grounding the facility within its lush surroundings.
The site is located mere minutes’ walk from Dava Beach and Birdrock Beach.
Our Work
Ratio’s Transport team supported key design changes to the layout of the development to create two separate car parks for the serviced apartment development and the proposed childcare centre to improve the safety and functionality of both car parks and uses.
A Car Park Management Plan was developed to optimise the functionality of the serviced apartment development, whilst ensuring that there would be minimal spillover parking to the adjacent street network, catering for the additional traffic demands generated by the proposed development.
Our Urban Design team recommended that the initial site layout plans from preapplication be reconfigured to better respond to the corner context of two arterial roads, interfacing at the rear to a residential neighbourhood. This major modification was strongly endorsed in the Tribunal decision and resulted in a direction by VCAT to grant the permit.
