The development comprises over 300 apartments across a 14-storey tower with an overall maximum height of 51.62 metres.
Our Work
Our urban design experts, led by Tim Biles, were engaged to provide expert evidence at the VCAT hearing for the matter in the areas of both planning and urban design.
Our transport team was involved from the inception of the project providing detailed traffic and transport design input to the Queens Lane interface as well as the internal basement arrangements.
The Tribunal agreed with our team’s evidence that the building’s “U Shaped” layout made efficient use of the site in affording a high standard of internal amenity to the apartment building, while also providing an adequate transition to surrounding sites.
Ultimately, the Tribunal ruled to issue a permit subject to the removal of one level, in lieu of the two recommended by the City of Port Phillip – this was a great outcome for the client and broader community in maximising the site’s potential and ensuring the increase in density and range of dwellings in well-serviced locations.
The axonometric shadow modelling and regard for both planning and urban design principles comprised within the evidence was invaluable in demonstrating that the development is a positive planning and urban design outcome.
The transport team also provided detailed documentation for a town planning application and attended Council meetings to support the proposal. Ratio continues to be involved through the detailed design and construction of the site.
