The prominent building site will provide retail offerings on the ground floor and offices at upper levels.

Our planning team achieved approval for the development, successfully negotiating an additional level to the podium post-lodgement.

The Project

The $50m, seven-storey, 700sq office tower will provide retail spaces on the ground floor and offices at upper levels.

The site is located on the corner in the Eastern Business District of South Melbourne and is located within 2km over the Yarra River from the CBD, near the upcoming ANZAC metro station and the South Melbourne Market.

Our Work

Our planning team achieved approval for the building which exceeds the height requirements of the Design and Development Overlay (DDO) by 2-storeys and achieved early buy-in from Council on the building’s design. No appeals were lodged and a permit was subsequently issued.

Our transport team assisted with the car parking, bicycle parking and traffic aspects of the development and prepared a Transport Impact Assessment for submission to Council.

They were able to justify a large reduction from the statutory car parking requirements on the basis of the site’s excellent access to active and public transport modes and the generous provision of on-site bicycle parking and end-of-trip facilities.
