The Development
The two-storey, 108-placement childcare centre retains a number of mature canopy trees on the site which allows the building to sit within the valued established landscaped setting.
Ratio’s Planning team navigated the various environmental overlays affecting the site, as well as supporting a commercial use within a low density residential zone. The application saw considerable pushback from the community and involved multiple council meetings to mitigate concerns with a permit which was ultimately received through VCAT.
The team provided technical advice needed in the management of the site’s direct interfaces which included a school and a number of mature canopy trees to the immediate west of the tricky site.
Ratio’s Transport team successfully negotiated the access constraints for the site to coordinate a safe and appropriate design response to manage both vehicle and pedestrian access requirements. Additionally, a reduction in on-site car parking requirements was assessed and adequately justified to Council to find the best-balanced approach for both car and bicycle parking requirements for the site considering the local catchment of users.
Our Wase team provided a waste management plan, allowing for the separation of general waste, recycling, organics, glass, hard waste, e-waste and soft plastics within an external bin enclosure. Our Waste and Transport teams also worked together to prepare a waste truck swept path assessment showing collection from the carpark with a mini rear loader waste collection vehicle.
