The Osment, Prahran, achieved permit approval despite exceeding the preferred height limit and pushing the building envelope beyond the prescriptive requirements of the Activity Centre Zone controls.

The client engaged our multidisciplinary team, which included Ratio’s planners, transport engineers, and waste management consultants, and achieved permit approval at compulsory conference.

The Project

Thoughtfully designed, the 7-9 storey mixed-use development considers the surrounding landscape and, with its terraced levels, becomes an extension of the neighbouring terrain. The design provides high-end tenancies, including ground-level retail, food and drink, podium-level office, and upper-level apartments over basement parking, all while avoiding overshadowing and championing pedestrian and outdoor spaces.

 

 

 

Our waste team developed a waste management plan for the project, incorporating a system designed to facilitate the separation of organics and glass, enhancing resource recovery rates. For commercial waste, an organics dehydrator will be used to reduce food waste volumes by up to 90%, while producing nutrient-rich compost material. Additionally, a bin press will be used to reduce the number of bins required, optimising space within the development.
