Gate 8 will serve as a resource for local not-for-profits and entrepreneurs focusing on social and environmental issues.

The office tower development aims to create a sense of connection and community among building tenants.

The Project

The seven-level 10,000sqm office building comprises an auditorium, workshop and event space, co-working facilities, a not-for-profit café, wellness centre, and rooftop terrace.

The building will provide 64 car parks, 5 motorbike/scooter parking spaces, and 38 bicycle spaces across three basement levels.

The well-connected site is proximate to the MCG, the Treasury Gardens, and Rod Laver Arena.

 

Our planning team was engaged post-lodgement following a letter from Council raising a long list of issues.

Working with the client and Rothelowman, they were able to redesign the scheme to a point that the application was supported by Council.

The application involved the demolition of two ‘C’ graded heritage buildings, which remained a concern to a number objector parties, amongst other things such as scale and traffic, that sought to contest the application at a VCAT hearing.

Our transport expert Director Brett Young gave evidence in the matter and the application was subsequently supported by VCAT.
