The Development
Echo Hawthorn is a collection of eight north-facing townhouses, with private lifts and garages, that comply with world-standard energy efficiency standards recognised by the Intergovernmental Panel on Climate Change.
Designed for conscious living, the development is a certified Passive House project which lowers energy bills and regulates indoor comfort.
Site Challenges
Pushing the ESD credentials and explaining our client’s vision to deliver best practices was critical to achieving Council support. The site abutted a heritage property to the north and an approved development to the south which required careful and considered planning to surmount.
Our Work
Our Planning team provided pre-lodgement advice and managed the application through Council, negotiating changes to the plans that enabled both planning and urban design support within Boroondara. A degree of lobbying of senior management was further required to facilitate a straight permit through the planning department.
Our Transport team helped optimise the vehicular access arrangements and car parking layout for the development. This included exploring different access options to navigate the constraints of the site and ensure vehicle access could be provided to each of the garages. Additionally, the team prepared a traffic impact assessment to support the application to Council.
Our Waste Management team provided design advice to the project team and ultimately prepared a Waste Management Report to accompany the Town Planning Application. The proposed waste management system involved a shared bin room on ground level accommodating separate collection bins for general waste, recycling, organics and glass. The waste team prepared a kerbside bin placement plan to demonstrate to Council that there was sufficient frontage available for private kerbside collections.
Ratio was proud to be part of such a cognisant, forward-looking project.
