The Development
The 120-place childcare centre spans two levels of the purpose-built facility. The site is within walking distance of the Alma Treloar Reserve and is easily accessible via the Belgrave-Gembrook Road.
Our Work
Our Planning team provided due diligence advice to the client at the site acquisition stage before providing project management assistance to formally lodge the planning application with Council. We successfully navigated the planning application process to facilitate a straight permit through Council that sought to respond to the various site constraints and overlays which govern the land (including vegetation and environmental related overlays, Bushfire Management Overlay and Design and Development Overlay) and justify the extent of vegetation removal required.
Our Transport team provided a fully compliant car parking layout design containing the required quantum of on-site car parking spaces and a functioning waste collection area. The design sought to provide a strong sustainable transport response with the provision of on-site bicycle parking spaces and dedicated pedestrian pathways within both carparks. The team also provided external connections to the frontage road and a safe crossing point for the local community.
Our Waste Management team provided a waste management plan allowing for the separation of the waste streams (general, recycling, organics and glass) within an external bin enclosure. The team also worked with our Transport team to prepare a waste truck swept path assessment, demonstrating waste collection from the carpark with a mini rear loader waste collection vehicle.
