The Project
The ten-storey mixed-use commercial office development will offer three levels of basement,, two hospitality focussed food and drink tenancies at ground level, and a new urban public plaza and integrated public realm with landscaping works at ground level to both Toorak Road and Claremont Street.
The development will deliver approximately 8,800 square metres of office and 607 square metres of retail, with 96 car parking spaces and 114 bike spaces provided on site.
The development site is located in the Forest Hill Precinct of South Yarra within easy walking proximity of South Yarra Station, Chapel Street, and Toorak Road.
Our Work
Our planning, transport and waste management teams assisted with detailed planning advice through the pre-design and application lodgement in collaboration with the extensive and experienced project team.
Our planning team managed the application through Council, working closely with senior officers to secure a permit through VCAT mediation.
A key component of the design approach was facilitating support for a new Urban Plaza at the corner of Toorak Road and Claremont Street which will significantly improve the site activation and public realm. The plaza formed an important ‘net community benefit’ offering that was used to facilitate development/building uplift beyond the prescribed building envelope controls specified under the ACZ1.
Rothelowman Architects designed the proposed building ‘in the round’ with a significant focus on architectural design and ESD excellence, best practice internal building amenity, and integrated public realm benefits at this strategic corner site.
Our transport team facilitated a significant car park reduction for this strategic development site and at this accessible location within proximity of South Yarra Train Station.
Our waste management team facilitated a waste solution for the mixed-use development that coincides with best practice design.
With the assistance of Norton Rose Fullbright, the permit was ultimately facilitated through VCAT compulsory conference.
More recently, our teams assisted Zig Inge Group in pursuing a significant redesign of the Urban Plaza and Façade Strategy through a concurrent s72 amendment/endorsement which was approved by Council.
