The project
Located on a 2,220 square metre site in Rosehill, this freight transport facility operates as an essential logistics hub in Sydney’s industrial corridor. The facility provides critical freight and logistics services, including container storage and staging infrastructure for containers before loading onto ships.
With residential properties nearby, securing consent for unrestricted operational hours presented unique challenges around demonstrating amenity compatibility.
Our work
Our multidisciplinary team provided planning and transport services to secure approval for the facility with unrestricted 24/7 operational hours.
Our planning team prepared the development application for use of the site as a freight transport facility, addressing Council’s concerns while demonstrating the use aligns with the site’s zoning objectives. A key consideration was the proximity of residential properties and potential amenity impacts from round-the-clock operations.
Our transport team prepared a transport impact assessment and conducted traffic surveys to analyse traffic flow in and out of the site. We assessed the facility’s operational requirements, traffic generation and access arrangements, providing technical evidence to support the application.
We undertook overnight surveys to demonstrate minimal traffic movements during night-time hours, directly addressing noise complaints from the surrounding community and concerns about vehicle movements near residential areas.
Through careful assessment and strategic presentation of the proposal, we secured consent for 24/7 operations. This enables the facility to meet industry operational requirements while maintaining compatibility with the surrounding area.
