The Victoria Gardens Expansion will transform the facility into a retail, lifestyle, and entertainment hub.

Community and customer experience drive the destination’s development into a once-in-a-generation project.

The Project

With a cost of $900 million, the Victoria Gardens Expansion will see the delivery of 1,679 apartments, 15,000m2 of retail floor space, 30,000sqm of commercial floor space, and nearly 10,000sqm of open space across the precinct.

The proposal for the Victoria Garden Expansion sought to modernise and standardise the suite of planning controls that apply to the entire Victoria Gardens site, which were outdated given its inception in the late 1990s. The project aims to create a contemporary framework for the expansion of the centre and the ongoing development of the entire precinct. The Amendment included the development of the Doonside Precinct.

Our Work

The development was considered under the Development Facilitation Program and the proposal was referred by the Minister for Planning to the Priority Projects Standing Advisory Committee with a 96A combined planning scheme amendment and application for planning approval.

 

Ratio CEO Colleen Peterson gave evidence on both the strategic rationale for the redevelopment, including its rezoning, and the Comprehensive Development Plan together with an extensive suite of planning controls. She also undertook a detailed analysis of the proposed development of the high-rise Doonside Precinct. This comprised of 6 buildings ranging in height from seven to seventeen stories, over 12,000 sqm of retail and commercial floor space, and a range of public realm improvements.
