This large-scale industrial development delivers approximately 115,000 sqm of contemporary warehouse space to the Geelong Ring Road Employment Precinct.

Our multidisciplinary team navigated complex planning controls and site constraints to prepare and lodge the initial permit application for one of the largest warehouse developments in Geelong.

The project

Located at Kinetic Court, Lara, this industrial development sits at the northern edge of the Geelong Ring Road Employment Precinct (GREP).

The development comprises 15 warehouses ranging from 2,551 sqm to 23,207 sqm, delivering a total of 115,384 sqm of contemporary industrial floorspace. Each warehouse includes ancillary offices, landscaping, car parking and bicycle facilities.

Our work

Our multidisciplinary team brought together planning, landscape architecture, traffic and waste management expertise to prepare and lodge the initial permit application for one of Geelong’s largest proposed warehouse developments.

Our planning team advised the client on responding to the site’s context, including proximity to a major hazard facility, and its location at the northern edge of the GREP. We managed the initial permit application process through the City of Greater Geelong Council.

Our transport team confirmed each warehouse could be accessed by the required vehicles, advising on access and circulation as needed. To support car parking supply, we drew on case studies and parking data from nearby warehouses, documented in our transport impact assessment for the initial permit application.

 

Our waste management team assisted in designing the waste storage areas, confirmed collection vehicle access and circulation in coordination with our transport team, and prepared a waste management plan to support the initial permit application.

Our landscape team collaborated closely with the traffic team to balance car parking requirements with generous green spaces for trees and understory planting. The design features a central internal street framed by mostly native canopy trees and landscaped planting zones, softening the built form and enhancing visual amenity. These green interventions provide critical shade to mitigate urban heat, a key consideration in industrial precincts.

Our integrated approach helped to deliver a robust initial planning permit application for a significant industrial development, supporting expanded capacity within the GREP.
