The project
This build-to-rent development transforms the historic Schweppes warehouse in Abbotsford. Designed by MODEL in collaboration with Warren and Mahoney, the six-story building retains the heritage-listed facade and chimney stack while introducing mass timber construction, boasting large scale Passivhaus design and 50% reductions in embodied carbon.
Our work
Our landscape architecture team designed all open space elements from ground floor to rooftop.
At ground level, the street interface draws people into the building through a central alleyway featuring dense fern planting selected for low-light conditions. We built visual depth through terraced garden beds with integrated amenities such as seating and gathering zones, with a 100% Australian native palette responding to different sun exposures.
Level one outdoor wellness areas feature spa, sauna and cold plunge facilities, with planting that enhances the experience while providing screening. Mid-level terraces and Juliet planters provide residents with private outdoor space, using integrated balustrade planters and cascading plants to soften the building façade.
The rooftop balances amenity with function, incorporating mature trees and lush planting alongside communal facilities to support resident wellbeing and biodiversity across the city.
