The high-end townhouse development is located on the edge of the Church Street Major Activity Centre and lies within walking distance of William Street Reserve.
Our Work
Our planning team provided detailed assistance through site due diligence and pre-planning which resulted in a comprehensive application being submitted to Council.
Our team engaged with Council officers, objector parties; and Councillors through the application process whilst coordinating the project team and providing technical advice as needed. As a consequence of Council’s refusal of the application at Council meeting, the team instructed and assisted Best Hooper Lawyers through the VCAT process to facilitate a permit.
Our team successfully navigated the complexities of a site that sits at the edge of the Church Street Activity Centre but on Neighbourhood Residential Zone land. There were challenges presented through the application process such as vegetation removal, amenity expectations of objector parties and questions arising to the heritage significance of an existing building at the site.
The planning team managed to advocate to Council on the qualities of the design and landscape response.
Our transport team undertook a detailed design review of the vehicular access arrangements, basement ramps and car parking layout to ensure that the development complies with the relevant regulatory standards. They also completed a swept path assessment to ensure that the site and car parking spaces can be accessed in a suitable manner.
Our waste team assisted with the design of the waste management system and prepared a waste management plan suitable for town planning submission. The proposed waste management system comprises separate bin rooms for the residential and commercial components of the development, with equipment and storage areas that allow occupants to separate waste into general waste, commingled recycling, paper/cardboard, organics, e-waste, and hard waste to maximise resource recovery rates.
