The Development

The townhouse development will consist of fourteen three-storey and one two-storey townhouses located at the northern end of Glentilt Road within a cul-de-sac.

The site is proximate to Malvern Road and is within walking distance of Gardiner Train Station and Gardiner Park.

Our Work

Council refused the planning application for the development, which triggered the need for a major cases VCAT appeal. This process rendered it necessary to carry out minor changes to the originally submitted plans in order to mitigate the planning risk in proceeding to a full hearing.

The challenge facing this application was managing the dual-zoning of the land and juggling the development potential of a strategic development site adjacent to Gardiner Station against the amenity expectations of residential land to the south of the site and the failure of zoning controls providing a buffer or transition between Residential Growth Zone land (subject site) and Neighbourhood Residential Zone land (residential land to the immediate south).

Our transport team reviewed background documentation and offered preliminary advice dealing with additional traffic on site, and also provided a VCAT Expert Witness Statement.

Our Waste Management team provided waste collection arrangements and bin storage advice for the development.
