The Development
The two-storey childcare centre is located close to the Koonung reserve and Stanley Street Reserve and features an undercroft carpark.
Alpha14 was assigned the construction of the development which was completed at the end of 2021.
Our Work
Our planning team facilitated the approval for the steep site, which presented challenging main road location and access features, proximate to traffic lights. We successfully addressed all of Council’s issues and negotiated with the only objector to withdraw their submission, allowing Council to issue a permit.
Positioned on a main road, with bus stops and a signalised pedestrian crossing directly in front, the site was well located to cater for both the local community and for passing commuting parents. However, these elements, along with the site topography, also presented challenges for our transport team in resolving access for parent and staff vehicles as well as delivery and waste vehicles.
Our waste team provided the project team with design recommendations for the basement bin store and prepared a waste management plan report to accompany the town planning application. The proposed waste management system for the development involved general waste and commingled recycling bins and a hard waste/e-waste storage area. The waste team also prepared a swept path assessment to demonstrate that a 6.4-metre-long mini rear loader could access the basement car park for waste collection in a suitable manner.
Our transport and waste team were pleased to work with the client and project architect to workshop solutions to these challenges and engage with the Department of Transport early in the application process to resolve an acceptable access solution for all parties prior to the application being formally submitted to Council.
