The Project

The development contains seven generous sized 3-bedroom apartments, to form a small, localised community at the edge of the Ivanhoe activity centre.

The proposal achieved a garden area of 42% of the site, opting for quality internal amenity and landscape character over yield.

Our Work

Despite receiving 35 objections, the permit applicant worked tirelessly with objectors to ensure the matter was able to be resolved at a Compulsory Conference, avoiding the need for a potentially lengthy and costly hearing.

Ratio’s transport team prepared a Transport Impact Assessment report to accompany the permit application. While traffic and parking impacts of the development were expected to be minimal, the team had a fair amount of input into the basement and ramp design to help develop a layout that was compliant with the relevant design standards and allowed for all parking spaces to be accessed efficiently.

The Urban Design team assisted with analysis and assessment, including advice regarding suggested amendments to the design proposal to provide a more contextual design response, and presented urban design evidence at the VCAT hearing.
